TRUSTEE'S SALE 250 Hickory Hills Lane Ferrum, VA 24088 In execution of the Deed of Trust dated May 23, 2019 and recorded on May 23, 2019 in Book 1121 at Page 2970 in Instrument # 190002927 of Franklin County land records, Trustee Services of Virginia, LLC, the appointed Substitute Trustee, will offer for sale at public auction at the front door of the Circuit Courthouse for Franklin County, 275 South Main Street, Rocky Mount, Virginia on December 14, 2020 at 11:00 AM the property more particularly described in the aforementioned Deed of Trust, located at the property address listed below and briefly identified as follows: All that certain tract or parcel of land (a portion of Tax Parcel 92-54), containing 5.030 acres, more or less, situated, lying and being in the Blue Ridge Magisterial District, Franklin County, Virginia, and according to the plat and survey prepared by Garry N. Coleman, CL.S,, Cert. #1900 dated September 28, 2001, said plat being recorded among the land records of the County of Franklin, Virginia, on October 22, 2001, in Deed Book 0718 at Page 0263, reference to which is made for a more particular description. The Grantors herein reserves unto themselves, their heirs or assigns, the permanent 5O foot right of way, as shown on the aforesaid plat, and also conveys to the Grantees, Bradley Lee Hodges and Melissa Gail Clark Hodges, husband and wife, their heirs or assigns, a permanent easement of right of way, 50 feet in width, as shown on the aforesaid plat, to run with the land, for the purposes of ingress and egress from State Route 607, to the property conveyed herein. This conveyance is made subject to any and all recorded easements, reservations, conditions and restrictions affecting said land. The parties of the second part, Bradley Lee Hodges and Melissa Gail Clark Hodges, husband and wife, join in this deed for the purpose of acknowledging their agreement and do hereby covenant for themselves, their assigns and successors in interest, to share equally, with all others having a right to use the aforesaid 50 foot right-of way, in the upkeep and maintenance, of that part of the gravel roadway which is used jointly by the parties hereto, over and across the 50 foot private right-of-way herein conveyed.
